New vs. Foreclosure or Short Sale

A foreclosed or short sale home is a lot like a gag gift. It may look beautiful on the outside and you may think of all of the possibilites you would enjoy once it’s opened. However, much like a gag gift, these homes aren’t likely to be hidden treasures.

All bank or financial institution owned homes are sold as-is, there is no warranty protection. They are not required to disclose if there are any problems and in all liklihood don’t even know.  Any inspection you would have done would be at your own expense and if the bank doesn’t take your offer you are out that money. Once you have made an offer you will find yourself waiting months to hear an answer on your bid. Finally, fixtures and appliances that should be included may be damaged or missing. As attractive as the packaging of the home was it ends up being trash and not treasure.

1. Curb Appeal – First impressions can make or break the deal. Ensure your property looks appealing from the street…siding, roof, stone/brick, front porch and yard maintained…including snow/ice kept up with so the home is inviting and accessible.

2. Maintenance and Updates – Fresh carpet, whether freshly shampooed if in good condition or replacing if worn are imperative. It doesn’t have to be “the top of the line” carpet…however, buyers will expect a reasonable grade of carpet in their “new” home.

The Minneapolis area is #1 in the country for rebounding real estate pricing according to an msn.com article. Minneapolis home prices improved 3.2%, more than any other metro area in the index.

New Homebuyer Tax Credits

You may be familiar with the first-time homebuyer tax credit of up to $8,000. Now current homebuyers who have lived in their home for five consecutive years of the past eight can take advantage of their own tax credit of up to $6,500. This credit does not have to be repaid as long as you live in the house you purchase for at least three years. Time is of the essence as a purchase agreement must be signed by April 30, 2010 and close by June 30, 2010 to be eligible.
